The Twin Coach Estates Story...

Twin Coach Mobile Home Estates opened in the late 1970s and has grown up over the years into a 64-site Resident-Owned manufactured home Community (ROC). But that transition didn't happen overnight. We began the move toward controlling our own destiny in late 2013. That's when, with the help of Cooperative Development Institute and ROC USA, LLC, we formed the Twin Coach Estates Homeowners Association, Inc., that would, on May 29, 2014, purchase and take control of our community.
Now, Twin Coach Estates is not only a successful business, but also a thriving neighborhood. The process of the cooperative buying the land beneath our homes brought this community closer together. Not only do we know far more of our neighbors than ever before, but we look out for one another, too. And with no outside landlord to report to, we're the envy of other nearby manufactured home communities.
Our member households elect our board of directors, which appoints various volunteer committees and works with our property management company. Together they work on special projects, celebrations, community improvements and more. The board submits a budget every year, and the entire membership votes on it and any changes to the rent before the budget becomes official. Our community was the beneficiary of a rent-control effort in 2006, however, newer residents ended up paying a higher rate. By becoming a ROC, our rent can be consistent among residents and within our control – something about which we're not only happy, but also proud. We make decisions based on what's best for our community. We're running the multi-million dollar business that is Twin Coach Estates on our terms, by our rules, for the betterment of ourselves and our neighbors.
Twin Coach Estates couldn't be better situated. Lakeville is a wonderful mix of convenience and natural beauty. The lakes and ponds that make up nearly 20 percent of our town's 36 square miles are where Lakeville gets its name. This provides us opportunities for both recreation and serenity right at our doorstep. Right here in Lakeville there are many camps and parks – including the Ted Williams Camp, which was once a summer baseball camp run by the Hall of Famer himself! These parks offer playgrounds, and fields for all ages - with beautiful refurbished buildings for folks in the community. We are also surrounded by the rich history of our country, home to sacred burial grounds and of course nearby Plymouth Rock. Our region is also considered the "Gateway to Cape Cod." The beautiful sandy beaches and boardwalks are a short drive to our east, and the cultural and historical aspects of Providence or Boston await our visits within an hour from home. However, who needs to drive that hour, when we are just five minutes from the rail station? With several rail choices, you can catch a train to Providence, Boston, New York or beyond! We also enjoy easy access to what we need on a daily basis. Lakeville has a very active Council on Aging, which runs the Lakeville Senior Center, less than 10 minutes from our community. The senior center offers many activities, parties, day-trips, transportation assistance and more. With all kinds of shopping, restaurants, entertainment, churches, hospitals and more in just a short drive, we can be out on the town or running errands and we're still afforded the time for relaxation and fellowship at home. Twin Coach Estates offers a lifestyle to suit anyone!
Since we voted to become a resident-owned community, we have many plans to improve our community. Our first projects will include upgrades to our roads and our water system, as well as new signage and various other infrastructure improvements. We also have a strong "crime watch" program and the Lakeville Police Department provides a regular patrol 24/7 of our community providing fabulous security and keeping us safe.
